Villa Aethra’s Maisonette is part of the larger Villa Aethra of the complex Diodati Villas and is available as an independent rental during the low season or last minute available dates. Guests have exclusive access to the maisonette (yellow part of the house) and all exterior spaces, while the rest of the villa (Apartment at the private pool level) remains closed and unoccupied, ensuring total privacy. Pool remains private.
Located on a peaceful hillside above Nikiana village, just 2 km from the beach, the maisonette offers breathtaking views of the Ionian Sea and the Acarnanian Mountains.
The home is arranged over two floors and accommodates up to four guests (5 with an extra child). It includes two bedrooms (one double, one twin), each with its own ensuite bathroom and balconies with breathtaking sea views, plus an additional bathroom with shower and washing machine on the ground floor. The open-plan ground floor features a fully equipped kitchen, dining area, bathroom and living room with fireplace and a pool and sea view verandah.
Outdoors, guests enjoy exclusive use of the 8m x 4.5m pool, sunbeds, shaded dining area, lounge, BBQ, and outdoor shower – the perfect setting for tranquil Mediterranean days.
Free Starlink Wi-Fi, A/C throughout, Smart TVs, fireplace and central heating make it suitable for year-round stays. Upon arrival, our manager will welcome you with a complimentary basket and local tips.
A car is essential for exploring Lefkada’s beaches, tavernas, and nearby villages. There is free parking space reserved for the guests of each of our properties inside our Diodati Villas complex.
Guest Access
Guests have exclusive access to the two-level Aethra Maisonette and all its outdoor spaces, including the private pool, sunbeds, shaded dining area, lounge, BBQ, and outdoor shower.
The rest of Villa Aethra (Apartment below) will remain closed and unoccupied, ensuring complete privacy.
The property is part of Diodati Villas, a small gated complex reached via a shared driveway. Private parking is available directly outside the villa.

Each bedroom has its own en suite private bathroom and there are two more off the lounge both in the Maisonette and in the Apartment.

Maisonette and Apartment have their own indoor dining tables. There is also another big dining table with chairs by the pool that can accommodate up to 10, to enjoy your gatherings with our breathtaking sea views!

- This property doesn’t offer extra beds.
- Check in from 15:00 and on. Check out before 10:00.
- No parties permitted unless the entire complex is reserved by one group. Inquire for events like weddings or small celebrations.
- Our manager is there to help you with your every need, while maintaining a discreet presence.
- Loud music is strictly forbidden throughout the day.
- Quiet hours start at 23:00 and finish at 8:00.
- A car is essential for our Villas.
- We can provide baby cots and high chairs or an extra folding bed for a small child.
- We can pre-stock your Villa if you need us to.
- A thorough cleaning is provided prior to arrival and after departure. Intermediate housekeeping during the stay is not included by default, in order to respect guests’ privacy and maintain a quiet, uninterrupted experience.
- Additional cleaning or linen changes can be arranged upon request, at an extra cost.
- Ask us for our extra services such as massage, private chef, boat rental, airport transfer, photography mini shoot, etc (subject to availability).
- We get free delivery of goods from restaurants and grocery stores from the nearby Village of Nikiana, up to your Villas’ door.
